Transforming a House into a Home
Every great renovation begins with a problem. For this Al Hamra villa, the challenge was to take a dated, traditional layout and transform it into a functional, light-filled family sanctuary. As an MSc Architect-led studio, we didn’t just look at the surfaces; we looked at the bones.
We initiated a complete structural reimagining, focusing on “Information Gain” for the space. This included a technical demolition phase to open up the floor plan, ensuring a seamless transition between the living, dining, and outdoor golf-course views.

Architectural Highlights: The Transformation of Space
While the structural renovation spanned both levels of the villa, the ground floor serves as the definitive masterclass in open-plan luxury and technical execution.
The Social Heart: A Reimagined Living & Dining Flow
By removing restrictive internal walls, we created a seamless expanse that invites natural light to travel from the garden deep into the home. The focus here was on “Modern Mediterranean” textures—blending soft neutrals with high-performance finishes to withstand the coastal RAK climate.






The Bespoke Kitchen: Form Meets Function
We transformed a closed-off utility kitchen into a sophisticated social hub. Featuring custom-engineered joinery and a bespoke breakfast bar, the kitchen now serves as a bridge between the indoor dining area and the tranquil golf course views outside.



Private Quarters: The Upstairs Transformation
Extending the architectural language of the ground floor, the upper level was entirely restructured to house a serene Master Suite and refined guest quarters. Though these areas remain the client’s private sanctuary, the renovation included a complete overhaul of the ensuite bathrooms, incorporating smart lighting and bespoke stone finishes, and the optimisation of the floor plan to enhance the villa’s overall volume and flow.
The Architectural Spine: The Staircase
The staircase was completely re-engineered to act as the home’s central architectural statement. It serves as the physical and visual connection to the private upper level, where the holistic design language continues.
